What is a pre-completion search?

Pre-completion searches must be carried out usually around seven days before the day of completion and is the responsibility of the buyer’s solicitor.

The purpose of the search is to ensure that nothing has changed since exchanging contracts and to identify any risks or changes since the pre-exchange searches were carried out. Usually a lender will require these searches to be carried out as a condition of any mortgage agreement too.

These searches are important because if anything detrimental has occurred, this can be sorted before completion. The searches can also act as a form of protection for 30 days after completion and will protect any changes that occur over the property within those 30 days.
